Property Investment  |  Why buy Off-Plan  |  Financing

What means `Off-Plan`| Buying 'Off-Plan' means reserving a property on a new development before the property is completed, often before construction has started. To help sell the properties at this early stage the prices are normally extremely competitive for the reason above and also because there is nothing to show potential purchasers except a floor plan and artists impressions of the finished development.

The real key to why buying 'Off-Plan' can be such a good investment lies in the fact that normally you only have to pay approximately 30% to 50% of the purchase price as a deposit and then often nothing until completion of the property when the rest can be financed on a mortgage. Our Portfolio of New Development of Country-Villas will show you a few of our offers.

What Is `Buy-to-Sell` | 'Buy-to-sell' means selling your property before completion and achieve a 30%-100% return on investment by purchasing off-plan at the start of brand new project and re-selling on or prior to the completion date of the investment property having achieved capital appreciation.

Sell Your Property Before Completion | When buying ‘Off-Plan’ we will allow you to sell on the contract after approximately 25% has been paid, allowing investors to observe the market and then sell-on, to make a profit which, in Spain, is not liable to capital gains tax. Some investors do this without ever completing on a property! The construction time of our ‘Off-Plan’ developments / Villas is normally between 10 and 14 months.

Keep Your Property | If you do decide to keep your property and why shouldn’t you? With excellent rental potential, a secure pension, a holiday or permanent home, a non-status mortgage is available up to as much as 60-80% depending on the payment profile and lender.

Financing Your Purchase| When purchasing a property in Spain, you will generally be required to pay an initial deposit then the remaining balance / stage payments. More details >>
